How Long Does a Shingle Roof Last in Dallas, TX?

According to the National Association of Homebuilders (NAHB) report The Life Expectancy of Home Components, the typical lifetime of an asphalt shingle roof is 20 years. At Phillips Home Improvements, we have found that the average lifetime of a well-maintained Dallas, TX roof is 18 to 20 years. What decreases the lifespan of a shingle roof? There are four major factors that can affect the number of years your shingles will last.

Poor-quality materials

The cost of asphalt shingles can vary from $0.70 to $1.60 per square foot depending on the shingles’ quality and your market. At double the materials cost, you may be tempted to skip the more expensive range of shingles. However, asphalt shingles are already the least expensive widely-available roofing material and the lifespan of your roof may decrease by as much as 7 years if you opt for the cheap stuff. More than half of the expense of a roof is the labor that goes into building one properly, so by choosing premium-quality shingles you’re paying less than 4 cents more per square foot per year but saving money on labor costs.


Inadequate ventilation

Asphalt shingle roofs need proper attic ventilation to prevent materials from deteriorating too quickly. Texas roofs can reach temperatures in excess of 200 degrees F. Without a proper ventilation system, the bonding materials within asphalt shingles begin pulling apart or even melting at the microscopic level. In addition, a poorly-ventilated attic traps heat above your head which has no place to go but into your home. Proper airflow will also ensure that moisture does not accumulate and rot wood.

Bad roof hygiene

Leaves, branches, and other debris that lands on your roof should be cleared off as quickly as possible. Crud resting on your roof will soak up dirty water like a sponge and press it against your shingles for an extended period of time, causing them to rot and in the worst case result in mold or mildew growth in your attic. Simply getting the leaves swept off your roof on a regular basis can significantly increase the lifespan of your shingles.

Damage from the elements

Dallas roofs are beaten by annual storms that cause wear and tear over time. Hail, high winds and freezing rain eventually cause sections of asphalt to deteriorate. This deterioration - whether it’s bent and broken corners and edges or more extensive damage to a single shingle - compound over time. If even a single shingle is compromised, moisture can invade and permeate the surrounding area of your roof, rotting the substrate and ultimately resulting in a roof needing to be replaced well before it should be.
